What does your commission splits look like?

Our commission plans are very competitive, with splits fro 70% up to 85%.

More importantly, we believe your growth should be recognized, not just with a higher commission split, but with increased status within the company. A lot of agents stay where they are because it’s comfortable. There’s nothing wrong with that. But sometimes you don’t know what’s possible until you take a look at something different.

Our monthly fees are among the lowest in Lubbock, especially when you look at everything that’s included.

We have a full support team that helps take many of the day-to-day tasks off your plate. They enter your listings into the MLS, install your yard signs and name riders, place your keyboxes, make and check your keys, and even handle your listing photography and videos. That means you spend less time on administrative work and more time serving your clients and growing your business.

We also believe in keeping your overhead low. That’s why we don’t charge a desk fee, and we don’t nickel-and-dime you for everyday office necessities like paper and copies. Our goal is to provide real value, not a long list of extra charges.

Choosing the right broker is one of the most important decisions you will make in your real estate career. Too many agents focus almost entirely on the commission split without looking at the complete value a brokerage provides.

Your environment matters. Think of your career like a tree. A tree needs the right soil, sunlight, water, and nutrients to thrive. In the same way, an agent needs the right leadership, training, support, tools, and culture. Even a talented person can struggle when planted in the wrong environment.

The right broker should do more than hold your license. Your broker should help you develop professionally, overcome challenges, close more transactions, and build a lasting career.

Ask specific questions about the support you will actually receive. Nearly every brokerage says it offers training, technology, marketing, and mentoring. The important question is what those services truly include and how they will help you succeed.

Consider asking:

  • Is the training live and interactive?

  • Who will mentor me?

  • Will my mentor help me with actual transactions?

  • Can I reach the broker when I have an urgent question?

  • What marketing and technology are provided?

  • What administrative support will I receive?

  • Is the broker actively competing with the agents?

  • What is the company culture really like?

Do not simply ask what the company offers. Ask how those resources will help you grow your business.

Effective training should prepare you for the situations you will face with real clients and real transactions. Watching prerecorded videos is not the same as receiving live instruction where you can ask questions and learn from experienced professionals.

Good training should help you understand contracts, prospecting, pricing, negotiations, marketing, technology, time management, and the practical details of moving a transaction from the first conversation through closing.

Real estate changes constantly. Training should continue throughout your career, not end when you receive your license.

Mentoring should involve more than following an experienced agent around and watching what they do. A strong mentor should also be a capable trainer who can explain the reasons behind each step.

Your mentor should guide you through your actual transactions, help you anticipate potential problems, answer your questions, and support you all the way to closing. The goal is not simply to help you complete one deal. The goal is to teach you how to confidently handle future transactions and build a successful career.

Broker accessibility is extremely important. Real estate problems do not always occur during normal office hours. A contract question or difficult situation may arise at 9:00 on a Friday night, and you need to know whether experienced help will be available.

Ask who you can call when you need immediate guidance. Timely advice can protect you, your client, and the transaction.

A broker who actively sells real estate may sometimes compete with the agents in the office for the same clients, listings, or properties. That can create a conflict when an agent needs objective advice about a transaction.

An actively selling broker may also be focused on personal production and have less time to support the agents. A non-competing broker can focus on helping agents solve problems, develop their skills, and grow their businesses. The agents’ success is the broker’s primary responsibility.

A strong company culture should be professional, positive, and centered on learning.

A professional culture encourages agents to build serious, successful careers. A brokerage can be friendly and enjoyable, but it should be more than a social club. It should challenge people to grow, improve, and reach their goals.

A positive culture means agents encourage one another and support each other’s efforts. A learning culture helps everyone remain knowledgeable and prepared in an industry that changes every day.

The people around you will influence your habits, attitude, knowledge, and expectations. Choose an environment that brings out your best.

Do not rely only on what the broker tells you during an interview. Speak with current agents and ask about their experiences. Attend a sales meeting, visit the office, and observe how people interact.

You should also meet the broker and the person who will be responsible for your training. Make sure you feel a good connection with both. Ask yourself whether you trust them, whether you can learn from them, and whether you would feel comfortable calling them when you need help.

Experiencing the environment personally will tell you much more than reading a list of benefits.

No. A higher commission split does not mean you will make more money.

A good question to ask yourself is, “What is more important to me, having the highest split or making the most money?”

There are three calculations an agent should consider:

  1. How much sales volume will I produce?

  2. How much will I charge for my professional services?

  3. What will my commission split be?

The split matters, but it is the third calculation, not the first. A high percentage of very little production is still very little income. The right brokerage should help you increase your number of transactions, communicate your value to clients, and build a more profitable career.

One of the biggest mistakes is choosing an office because it looks fun, exciting, or trendy without finding out whether it offers proven methods for building a successful business.

There is nothing wrong with enjoying the people you work with. However, a good atmosphere cannot replace professional training, accountability, effective systems, strong leadership, and consistent support.

Choose a brokerage based on where you have the best opportunity to build a career, not simply where you think you will have the most fun.

Successful agents often reach a point where their greatest need is more time. They do not necessarily need basic instruction. They need leverage and a strong team working behind the scenes.

Our business model places a team around each agent to handle many of the administrative, marketing, and media responsibilities. This allows the agent to spend more time on income-producing activities, including meeting with clients, developing relationships, winning listings, and finding new business.

Our support team handles many of the details that would otherwise take agents away from their clients and their next opportunity.

This support includes:

  • Entering listings into the MLS

  • Making MLS changes and updates

  • Coordinating marketing

  • Ordering and installing signs

  • Adding Coming Soon, agent name, and Sold riders

  • Checking keys at the property

  • Obtaining lockboxes from the Lubbock Association of REALTORS®

  • Installing lockboxes at the property

  • Coordinating professional photography

  • Coordinating professional videography

  • Handling many of the errands associated with a listing

  • Having systems that handle social media, reviews, etc.

Our agents can focus on getting listings, serving the client, and pursuing the next listing or buyer while our team handles much of the work behind the scenes.

Even with excellent brokerage support, agents must connect with people. Successful agents consistently have real estate conversations with buyers and sellers. They also develop marketing systems that help them remain top of mind with their clients and personal network.

An agent’s daily activities should lead toward appointments. The more people an agent meets with and helps, the more opportunities that agent has to build relationships, earn business, and increase income.

The brokerage can provide the tools, training, systems, and support, but the agent must use them and consistently engage with people.

Some agents who faithfully follow our training, systems, and tools begin producing sooner. However, we generally encourage new agents to prepare for a three-to-six-month period of lower income while they build relationships, develop their skills, and begin creating a pipeline of business.

Real estate income is not usually immediate or perfectly predictable. New agents should enter the business with realistic expectations and a financial plan for the beginning stages of their careers.

Building a successful real estate career full-time is challenging enough. For that reason, we do not believe approaching real estate part-time is the best way to build a strong and sustainable business.
